What to look for before you choose
Every company says its software is easy and complete. Ignore the claims and check these five things instead — they decide whether the software still fits your plaza a year from now.
1. Who does the setup — you, or them?
Most plaza software is sign-up-yourself: you open an account, type in every unit, tenant and rent figure, and learn by clicking around. That is fine if you are comfortable with computers. If you are not, a done-for-you setup matters more than any feature list — someone comes to your plaza or guides you step by step, moves your rent register across, and stays until the first month's bills are out.
2. The honest total price, not the starting price
Plaza prices hide in different places: per-user charges, prices that step up with your units, and one option here whose starting price is ten times another's because it sells payment collection, not records. Before you choose, ask one question: with my real number of units and staff, what will I pay every month, in full?
3. More than rent: maintenance, utilities and expenses
A plaza does not run on rent alone. Maintenance charges, electricity by meter, security and cleaning costs, and repairs all move through the same office. If the software only keeps a rent ledger, you will still be running a register for everything else. Check what sits beside the rent before you buy.
4. How the tenant actually pays and gets a receipt
Tenants pay faster when paying is easy: a bill on WhatsApp, payment from any bank app, and a proper receipt back. The options here differ honestly — one is built around bank-app payments, others send WhatsApp receipts, and some simply record what you collected. Know which one you are buying.
5. A real trial with your own units
A demo video is not a trial. You want days or weeks with the real software and your own tenants inside it, so you can run one full month-end — bills out, payments in, defaulter list — the way your manager will. Check the trial length, whether a card is needed, and what happens to your records when it ends.
a month is Manageinvo's single flat plan — the cheapest clear price in this comparison.
a month is where Wasooli.Online starts — the widest price gap in this list, because it sells payment collection, not just records.
Plaza management software in Pakistan: An Honest Comparison, side by side
Every fact in this table comes from that company's own public website, checked in November 2026. Prices change, so confirm the final figure with the company before you pay — and where a website does not state a fact, the table says so plainly.
| Software | Price starts | Free trial | WhatsApp bills and receipts | Setup | Best for |
|---|---|---|---|---|---|
| Manageinvo | Rs 1,500/month (or Rs 12,000/year), unlimited users | Not stated on their site | Yes — rent reminders stated | Sign up yourself; free setup help offered | Small landlords and plaza owners who want one simple price |
| ZoraFlex | From PKR 2,999/month (Basic plan, 2 users) | 14 days, no card | Yes — payments recorded and receipts sent | Sign up yourself online | Plazas that want rent inside full accounts and reports |
| Moneypex | From PKR 4,500/month (Standard plan, their Pakistan pricing page) | 14 days for their accounting software | Yes — wallet receipts sent on WhatsApp | Sign up yourself online | Owners who need FBR-compliant rent invoices and GST handling |
| Wasooli.Online | From Rs 10,000/month | Not stated on their site | Yes — bills sent on WhatsApp; tenants pay by bank app, JazzCash or Easypaisa | Contact their team to start | Societies and large plazas that want collection to run itself |
| RentProof | Free to start; paid price not stated | Free start, no card | Yes — instant WhatsApp receipts stated | Sign up yourself online | Plaza landlords who want a simple tenant ledger first |
| Rahnivo | One flat monthly price for plazas up to 40 units | 14 days | Yes — included | Yes — done for you in your plaza in Peshawar; guided setup elsewhere | Owners who want rent, maintenance, expenses and dues in one system, set up for them |

Two honest notes on this table. First, the prices buy different things: Manageinvo's low figure covers a general billing app of which property is one part, while Wasooli.Online's high figure pays for payment rails that collect from tenants' bank apps. Neither is a trick — but they are not the same product. Second, Rahnivo is our own system, so read our row with the same doubt as every other row — the trial is free, and the quote is fixed before you start.
What a real plaza actually pays
The prices above are starting prices — the lowest figure each company offers. A real working plaza usually needs more than the lowest offer: every unit billed, receipts going out, and the full set of reports. Here is what that fuller set costs on each company's own published prices, checked on the same day. Where the full set cannot be priced from their site, we say so instead of guessing.
| Software | What a real plaza actually pays |
|---|---|
| Manageinvo | Rs 1,500/month, or Rs 12,000 a year — one plan with unlimited invoices and unlimited users stated. The same plan also covers their trading, tailor and school tools if you run those businesses too. |
| ZoraFlex | PKR 2,999/month buys the Basic plan with 2 users; Growth at PKR 4,999/month covers 5 users, and extra users cost PKR 499/month each. Both include accounts, customers and purchases alongside property. |
| Moneypex | PKR 5,500/month for a Standard plan with 3 users — PKR 4,500 for the plan with one user, plus PKR 500/month for each extra user — before paid add-ons. From their Pakistan pricing page. |
| Wasooli.Online | From Rs 10,000/month. You are paying for the collection machinery — WhatsApp bills, 1BILL and Raast payments from any bank app, and a ledger that updates itself — not for record-keeping alone. |
| RentProof | Free to start. The paid figures are not published on their public pages, so ask for them in writing before your tenant records grow into the system. |
| Rahnivo | The same flat price every month for a plaza up to 40 units — every feature included, no per-user or add-on charges. A larger plaza gets one written quote before you start. Current prices are on our pricing page. |
To be fair: a high price is not a trick when it buys collection itself, and a low price is not a trick when the tool is deliberately simple. The point of this view is narrower — compare the price of the full working set, for your real number of units, before you decide.
Each option, honestly
A real strength and a real limit for each one — including ours. A comparison that only praises one side is an advert, not a guide.
Manageinvo — the cheapest clear price
Strength: One simple plan, unlimited users and invoices, an Urdu-friendly app made in Pakistan, and free setup help. Its property tools cover buildings, units, leases, monthly rent invoices, utility charges and WhatsApp rent reminders — a lot for Rs 1,500 a month.
Limit: It is a general billing app first: property is one of four trades it serves, alongside trading, tailors and schools. Deep plaza work — meter-by-meter electricity billing, paid parking, many months of advance rent — is not its stated centre, so check your specific needs against it.
ZoraFlex — rent inside full accounts
Strength: Rent challans generate themselves each month, every payment is recorded against the tenant and the month, and collections post straight into your accounts and income reports. The dues panel shows due, paid and outstanding for every lease at a glance.
Limit: The price follows users: two are included, and each extra login is a monthly charge. Property is also one module inside a large general system, which a small plaza may find more than it needs.
Moneypex — the tax-compliant rent invoice
Strength: Its property offer leads with FBR-compliant invoicing and GST handling, EasyPaisa and JazzCash receipts sent to tenants on WhatsApp, and portfolios organised by project, block and unit. For commercial plazas with tax duties, that focus is real.
Limit: Per-user pricing and paid add-ons mean the real total sits above the starting figure, and it is an accounts-first tool — rent is one part of what it does.
Wasooli.Online — collection is the product
Strength: This is the one option built around getting paid rather than keeping records: bills go out on WhatsApp, tenants pay from any bank app through 1BILL and Raast or by JazzCash and Easypaisa, and each customer's khata updates itself. For housing societies and big plazas, that removes the monthly chase.
Limit: It starts at Rs 10,000 a month — priced for societies and large properties, not a 15-unit plaza — and it is a billing and collection service, not a full plaza accounts and expenses system.
RentProof — the simple tenant ledger
Strength: Made for landlords of commercial plazas: tenant records with CNIC and lease documents kept safe, yearly rent increases tracked automatically, split payments recorded, and instant WhatsApp receipts. Free to start, with no card.
Limit: It is a newer, smaller name, and its paid pricing is not published — you will learn the ongoing cost after your records are already inside. Ask for it in writing early.
Rahnivo — the done-for-you option (ours)
Strength: Rent, maintenance, expenses, tenant records and dues in one system at one flat price for plazas up to 40 units: monthly bills generate themselves, a tenant can pay several months ahead and the advance applies itself to later bills, and the defaulter list is always current. Setup is done for you — in your plaza in Peshawar, and guided step by step on WhatsApp elsewhere — and help comes in plain words on WhatsApp.
Limit: In-person setup is Peshawar; outside Peshawar it is guided, not a visit. We are a smaller, younger company than some names on this page. And if your first need is tenants paying from a bank app with no effort from you at all, Wasooli.Online is built around exactly that — check it before us.
Which plaza management software should you pick?
Match the software to your plaza, not to the loudest claim. Here is our honest answer by owner type — including the cases where the right answer is not us.
A small plaza or a few shops, tight budget, simple needs
Start with Manageinvo. The cheapest clear price in this list, unlimited users, and free setup help make it the natural first step off the register.
You want rent inside your full accounts and reports
Look at ZoraFlex. Collections posting straight into the books is its strongest point — just count your users before choosing a tier.
Your tenants need FBR or GST rent invoices
Look at Moneypex. Tax-compliant invoicing is the centre of its property offer.
A housing society or a large plaza where collection itself is the pain
Look at Wasooli.Online. Tenants paying from any bank app, with the khata updating itself, is worth its price at that scale.
You want to start free with a simple tenant ledger
Start with RentProof — and get its paid price in writing before your records grow.
A plaza up to 40 units, first computer system, want it handled
Pick Rahnivo. We set the system up with you, move your rent register across, and rent, maintenance, expenses and dues run in one place at one flat price. The 14-day trial uses your own plaza's records, so you judge it on a real month-end, not a video.
Whichever you pick, do the same three things: run one full month-end inside the trial, ask for the full monthly price at your real unit count in writing, and send one test bill to your own phone before you commit.

Frequently asked questions
Which plaza software is the cheapest in Pakistan?+
On published prices, Manageinvo is Rs 1,500 a month flat with unlimited users, and RentProof is free to start. Rahnivo charges one flat price for plazas up to 40 units, published on our pricing page. Wasooli.Online starts at Rs 10,000 a month because it sells payment collection, not just records — compare what each price actually buys.
Which one sets everything up for me?+
Rahnivo sets the system up for you — in your plaza in Peshawar, and with guided help on WhatsApp everywhere else in Pakistan, including moving your rent register across. Manageinvo offers free setup help with a self-started account. ZoraFlex and Moneypex are sign-up-yourself, and Wasooli.Online starts with their team.
Can tenants pay their rent from a bank app?+
Wasooli.Online is built for exactly that: tenants pay through 1BILL and Raast from any bank app, or by JazzCash and Easypaisa, and the ledger updates itself. Moneypex reconciles EasyPaisa and JazzCash payments and sends receipts on WhatsApp. The other systems record payments you receive rather than collecting them for you.
Can I try the software before I pay?+
ZoraFlex offers a 14-day free trial with no card, Moneypex offers 14 days for its accounting software, RentProof is free to start, and Rahnivo offers 14 days with your own plaza's records. Manageinvo and Wasooli.Online do not state a trial length on their sites.
Does it handle maintenance charges and expenses, or only rent?+
Rahnivo keeps rent, maintenance, utility charges, expenses and dues in the same system. Manageinvo includes utility charges in its property tools, and ZoraFlex handles maintenance requests alongside rent. Some options here are rent ledgers or collection services only — if your plaza's costs run through the same office, check this point in the trial.
My plaza has more than 40 units. Which one suits me?+
Wasooli.Online is priced and built for societies and large properties. ZoraFlex and Moneypex scale by users and tiers. Rahnivo gives larger plazas one written quote with every feature included, instead of a per-unit ladder — tell us your unit count and the figure is fixed before you start.
